While he appears to be successful, the towns top realtor, a father, 
a city board leader, a pillar of the community he is absolutely 
miserable. He has no time for himself and what he wants.
After his father dies he revaluates his life and wonders
 if he can keep up appearances for the rest of his life.

He spots Sage...having seen her around town and aware of what
she is up to, she's young pretty and so dumb. He knows what he should
do. Knows his responsitblites and how he should act but finds himself 
not carring.

He uses her to paying her to live out his sexual fantasies but finds
himself slowly slipping...more and more.
